Depending on which headline you read, homes are either flying off the market or sitting forever. The reality is far less dramatic—and much more useful.
The market is not frozen. Buyers are still buying and sellers are still selling, but affordability has made everyone more thoughtful about their decisions.
Mortgage rates remain one of the biggest factors shaping today’s real estate market. As of September 10, the average 30-year fixed mortgage rate was approximately 6.76%.
Buyers have not disappeared—they are simply more payment-conscious. They are comparing lenders, considering seller credits and rate buydowns, and looking closely at the total monthly cost, including taxes, insurance, HOA fees, and solar payments.
Over the three months ending in August, the median Orange County home price was approximately $1.2 million, up 3.9% year over year. Homes took about 43 days to sell on average, compared with 52 days during the same period last year.
There is still demand, but buyers are selective. Well-priced, move-in-ready homes can attract strong interest, while overpriced or dated properties may sit longer and face more negotiation.
Riverside County continues to attract buyers looking for more affordability, space, larger lots, or newer homes.
Recent data places the median single-family home price around $649,000, up approximately 3% year over year. The median time to sell was about 39 days, with roughly 3.8 months of unsold inventory.
That creates a more balanced environment where buyers may have additional room to compare homes and negotiate—but desirable, well-priced properties can still move quickly.
In Corona, the key word right now is value.
Buyers are paying close attention to condition, lot size, upgrades, HOA fees, solar agreements, schools, commute considerations, and the actual monthly payment.
For sellers, the first few weeks on the market are especially important. Strong views and showings without offers may indicate an issue with price, condition, or competition. Very little activity can be an even stronger signal that the listing strategy needs attention.
For buyers, longer days on market and price adjustments may create opportunities to negotiate price, closing-cost credits, repairs, rate buydowns, or other terms.
Every property is different, which is why the strategy should be based on the home and local market data—not a one-size-fits-all rule from social media.
The housing market is still moving, but affordability remains a major factor. Buyers are more cautious, sellers need to be more strategic, and local market knowledge matters more than ever.
This is not a market for guessing. It is a market for data, preparation, and a strategy that fits your goals.
