It seems like every week there is a new headline predicting doom for the housing market. Rates Spike! Recession Ahead!" Housing Crash Coming!" These headlines are enough to make any buyer or seller second-guess his plans. The housing market is not as fast-moving as headlines suggest.

 

Real estate, unlike the stock market does not react to economic news overnight. Prices do not drop or rise suddenly because of one announcement. Changes are made gradually.

 

  • Prices adjust slowly. It can take months before changes in interest rates and the economy are reflected in actual home values.
  • Buyer behavior evolves over time. People do not stop buying houses instantly. They adapt, explore other options and adjust their timelines.
  • Local markets have their own rules. What happens nationally may not be the same as what is happening in your neighborhood.
