7 Essential Questions to Ask the Previous Owner Before Buying a New Home

Although purchasing a new home is exciting, try not to let the excitement prevent you from asking the important questions. Even though you're ready to seal the sale and begin unpacking your belongings, spending a few minutes speaking with the previous owner can prevent problems later on. Who better than the individual who recently sold your new home knows its ins and outs?

1. Ask them why they are selling first. If they claim that they must go away from their weird neighbors, pay attention. However, you can relax if they simply want to downsize.

2. Ask about the neighbors after that. It's best to be aware of what you're getting into before committing because noisy pets, messy yards, and inquisitive neighbors may be a real pain.

3. . Learn what the previous owner wished they had done to improve the house. They may have suggestions that you wouldn't have thought of on your own, which could help you avoid wasting time, money, or aggravation.

4. It's important to know when the roof was last replaced. Your day (and your bank account) can be ruined by a leaky roof, and some insurance companies demand that a roof be replaced if it is more than 15 years old.

5. How high will your utility bills be? The utility company might be able to offer you a basic notion, but the prior owner could be able to provide you with more specific information.

6.  Don't forget to inquire about the location of the water and gas shutoff valves, as well as the warranties and manuals for the appliances. It also doesn't hurt to see if the property has ever been the subject of any insurance claims.

7. Lastly, find out what the previous owner cherished most about the house. You might uncover a gem or secret feature that you were previously unaware of.

Your agent can assist if you are unable to speak with the prior owner directly. By searching through public records or speaking with the seller's agent, they might be able to locate the answers to your inquiries. In either case, be sure to get the knowledge you require to turn your new home into a pleasant one.
