If you think you need a 20% down payment to buy a home in Corona, CA, it may be time to update that mortgage advice.
The short answer is no—you do not necessarily need 20% down to buy a home.
Depending on your financial situation, loan program, eligibility, and the property you are purchasing, there may be options that require considerably less upfront.
But there is a bigger question buyers should be asking: How much should you actually put down to buy comfortably and responsibly?
Twenty percent down has long been treated as the magic number in real estate, but it isn't a universal requirement.
Some conventional mortgage options can allow qualified borrowers to purchase with as little as 3% down. FHA loans may require as little as 3.5%, while eligible VA borrowers may be able to purchase with no down payment, subject to program and lender requirements.
Putting more money down can still have advantages. A larger down payment can reduce the amount you need to borrow and potentially lower your monthly mortgage payment. Depending on the loan, it can also affect mortgage insurance, your interest rate, and other financing terms.
That is why there isn't one perfect down-payment percentage for every Corona homebuyer.
One of the biggest mistakes buyers can make is focusing exclusively on the down payment.
Buying a home comes with other potential expenses that need to be part of your overall budget, including closing costs, inspections, prepaid property taxes and homeowners insurance, moving expenses, and money you may want to keep available after closing.
And yes, homes occasionally have the audacity to need things after you buy them.
Draining your savings simply to reach a particular down-payment percentage may not make sense if it leaves you without a comfortable financial cushion afterward.
Depending on your qualifications, you may want to discuss several financing possibilities with a knowledgeable lender, including:
For example, HUD notes that state and local programs may offer down-payment assistance, while FHA financing can allow down payments as low as 3.5%.
The specific loan, rate, payment, mortgage insurance, closing costs, and qualification requirements will depend on your individual circumstances and lender.
This is why I encourage buyers to speak with a lender before becoming emotionally attached to a home they found online.
Knowing your numbers first can make your home search much more focused.
Instead of asking:
“What is the smallest down payment possible?”
Try asking:
“What purchase strategy allows me to buy responsibly, maintain a comfortable monthly payment, and still have financial breathing room after closing?”
That changes the conversation.
The lowest possible down payment isn't automatically the best financial strategy, just as putting 20% down isn't automatically the right decision for everyone.
Your ideal approach should consider your income, available savings, monthly expenses, financing options, long-term plans, and the homes you're realistically considering.
If you're planning to buy a home in Corona, start with two conversations: one about financing and another about the local real estate market.
A lender can help you understand what you may qualify for and how different financing structures could affect your monthly payment. A knowledgeable local real estate professional can help you understand what that budget actually buys in Corona and develop a home-search and negotiation strategy around it.
The goal isn't simply to get into a home.
It's to make a purchase that makes sense for your lifestyle, finances, and long-term plans.
