Understanding California's three escrow contingencies cannot be ignored is one way of doing that - we will explore each one closely so as to show how they may help you when buying or selling real estate.
An appraisal contingency ensures that the property will be appraised at a specific minimum price, providing protection for buyers against overpaying for it and giving them options if assessment values fall lower than anticipated - especially as lenders only grant credit based on assessed property worth.
Next comes an inspection contingency clause, which allows buyers to hire an independent inspector before finalizing their transaction. An expert inspection report can reveal any flaws, damages or issues with the property that the buyer needs to know about; should there be significant flaws, repairs needed or credits needed due to significant issues this contingency gives buyers an option of cancelling, asking for repairs and/or receiving credits if there are significant problems found during their property review.
Finally, buyers should include a loan contingency clause to protect themselves in case they're unable to secure funding for their acquisition. This condition allows ample time for them to find financing; should this fail them they may withdraw without incurring fees for backing out of the deal.
