As the first step in any home purchase decision process, I begin by reviewing "comps," or homes similar to yours that have recently sold in your area. These properties should have similar size, style, and features to yours and were sold within three to six months; otherwise they may no longer reflect current market trends.
Home improvements like remodeling the kitchen or new flooring could justify a higher asking price when compared with similar homes without such upgrades; such amenities play a vital role when determining property valuation.
The next step in pricing your home competitively or slightly below market value to attract multiple offers is analyzing local market trends. Are homes selling quickly in your area, or sitting unsold for extended periods of time? Understanding these aspects helps us determine whether we should price competitively or slightly below it for optimal offers.
Days on Market allows me to assess the rate at which homes are selling. If homes are moving quickly, this indicates strong buyer interest and we may be able to price more aggressively; conversely, lingering properties might benefit from lower pricing strategies to stand out.
