Once upon a time, it felt like every open house was a scene out of Black Friday at Target. Buyers were everywhere, waving pre-approvals and writing offers before they even stepped out of the car.
Fast forward to now—and things feel... quieter. The excitement hasn’t vanished, but it’s definitely mellowed out. So what’s behind the shift?
Let’s break it down:
Remember the golden days of 3% mortgage rates? Those are in the rearview mirror.
Today’s rates are significantly higher, which means monthly payments are, too. Even buyers who want to move are double-checking their budgets and hitting pause. Higher borrowing costs can make a dream home feel just out of reach—or at least worth a second thought.
Tariffs, inflation, global tensions, job market shifts… it’s a lot. And when people feel unsure about the economy, they tend to play it safe.
That means fewer bold moves and more cautious “let’s wait and see” conversations around the dinner table. Buyers are still out there—but many are waiting for more stability before jumping in.
Home prices have climbed. Wages? Not so much.
That growing gap is keeping many would-be buyers on the sidelines. They’re scrolling listings, bookmarking favorites, and dreaming—but not always buying. The pool of ready, willing, and able buyers has shrunk, and the ones still in it are more selective.
So, what does this mean if you’re selling?
It means the market hasn’t stopped—it’s just slowed into a more deliberate pace. Less frenzied tango, more thoughtful waltz. And that’s not a bad thing.
But it does mean strategy matters more than ever.
